New houses for sale on the edge of General Kantarjievo village, just minutes away from the most luxurious Bulgarian seaside resort - Albena. General Kantarjievo is a quiet and picturesque Bulgarian village with orchards and vegetable fields, vineyards, 2 shops, a post office, a health center, a church. The development plot is located about 6km to Albena and has a magnificent sea view over the beach resort.

Holiday housing complex “SUN Property” comprises 7 houses located in a green area, 6 km away from the sea coast which is a wonderful combination between the fresh beauty of the mountain and a facile access to the sunny and romantic Black sea beaches. The project is suitable for everybody who needs tranquillity, who is fond of country style life and wishes to reconcile the contemporary conveniences of a modern home with the authentic atmosphere of a typical Bulgarian village with its hospitable inhabitants.

The houses are built on a hill among a pine-tree forest in the centre of General Kantardzhievo village, just 20 km from Varna and 6 km from the luxury hotels of Albena. The living area of each house ranges from 100 to 160 square meters and it has its own yard ranging from 650 to 750 square meters. Details from the national architectural style have been used as a unifying element. At about 4 km from the complex the construction of an airport for small private airplanes is to begin shortly and at 40 km near Kavarna a golf course is to be constructed.

The concept of the Project “My home – from idea to the comfort” has been developed in order to satisfy the specific individual demands of our clients and shall give a practical and appropriate solution of the complex procedure of purchasing and building of houses.

The Project investor – SUN PROPERTY LTD. takes the commitment to accomplish the following assignments:
• Consultations for selection of the house design;
• Selection and assigning the construction of the house to worthy civil company;
• Authorized civil monitoring;
• Organization and establishment of vertical land survey;
• Solutions for the interior and exterior design;
• Furnishing;
• Maintenance and managing of the estate;
• Preparation of legally required documents related to the estate ownership.

1.Architecture
Priority of the design and the planning of dwelling and the yard shall be to achieve style and functionality at the same time. Cosiness, rich diversity and combination of colours and nuances shall be flowing over from the yard to the house.
We offer 18 original sample architectural designs that were developed by experienced designers. All architectural designs can be changed according to the requirements of the clients. The composition of the premises can be changed within certain limits if this does not affect the proper functioning of the house. Amenities such as an outdoor barbeque, decorative alcoves, fountains, individual pools/lakes, garage, etc. can be constructed depending on the potential of the terrain and according to the requirements of the owners.

2.Civil works
The construction shall implement contemporary technologies and high-quality building and heat-insulating materials, satisfying the EU standards:
• The structure of the building shall be solid (brick masonry) with external (facade) heat-insulation and lining of mineral or silicon plastering and it will have partial stone linings;
• The joinery shall be PVC – three-chamber type with thermostat;
• The rooms shall be modern and luxury and the walls and ceilings shall be painted in colour and white latex. The flooring of the staircases and the corridors shall be of granite-stone or other type of ceramic tiles;
• The outdoor electric and water supply and sewerage connections shall be made in compliance with the approved designs
• Floors – high-grade of laminated plates and terracotta;
• Water supply and sewerage installation – fully supplied;
• Indoor electric installation – supplied with switches and sockets;
• Entrance door for the house – massive;
• Internal doors – interior type;
• Title to hold the house and the land.

3.Vertical land survey
The access to each house shall be achieved by a lane for vehicles, beginning from the entrance of the complex, equipped with automatically controlled gate and crossing the centre of the village throughout its length. There is a common outside fence made of metal mesh, hidden behind green curtain of bushes with installed sensors against unauthorized access.

The yard is arranged and decorated with flowers, ornamental pots or surrounded with tracery fence which besides giving the sense of privacy also gives the feeling of open space and boundlessness.
A common swimming pool may be constructed as well.
The maintenance of the fence, the road, the yards and provision of security guards could be arranged by the Investing Company.

4.Prices, Availability and Payment Terms

The price is 620 euro/sq. m and 30 euro/sq. m for the land.

Payment shall be effected according to the following schedule:

10% of the price, upon signing a contract, this includes the price of the architectural construction, water connection system and electricity projects;
20% of the price, upon transfer of the right for building with signing of the Title deed;
30% of the price, upon finishing the roof;
30% of the price, upon completion of the house and the buyer is notified about signing of Act 15 for use the building;
10% of the price, upon transferring the title to hold for the land and transfer of the Title deed.

Completion Term: 16 months after signing of the contract.


HOW TO RESERVE?
You can reserve this property with a deposit of 500 euro for one week so the house is taken off the market. This amount will be deducted from the purchase price of the property when a Preliminary Purchase Agreement is signed with the seller.
