The complex is being built on the front sea-line between the resort village of St. Vlas and Elenite holiday resort. The distance to Sunny Beach is 5 km.

10% at signing preliminary agreement;
10% when roof is finished;

Terms of payment:
5 years deferred payment with 5% annual interest:
• Reservation fee of 1000 Euro payable within one week from the date of the reservation
• 30% /thirty per cent/ of the price less the 1000 Euro reservation fee payable within three weeks from the date of the reservation;
• 70% /seventy per cent/ of the price payable within 60 month in 10 payments, two installments a year;
• 5% interest per year on the remaining amount
• Use of the apartment after paid 30% (thirty per cent) of the price;
• 10% /ten per cent/ commission payable immediately after 30% deposit from the client.

WAY OF FINISHING:

The apartment buildings are with steel-concrete constructions and roof of Bardolin material. The outer walls of the buildings have a 4 cm. thick thermo-insulation. The building group consists of 3 sections – A, B, C and a total number of 8 blocks. The cost of the following completing works is included in the asking price of each apartment:
- inside doors of MDF;
- front doors – metal with decorative cover;
- possibility for cable television;
- Possibility for telephone – one or two telephone lines.

Corridors:
- flooring: terracotta tiles with under-floor heating.
- walls: covered with cork.
- ceiling: latex painted.

Bathrooms:
- floorings: terracotta tiles with under-floor heating.
- walls: tiled to the ceiling.
- sanitary equipment: toilette bowl, lower cupboard with wash-basin and water mixing tap, shower cabin or bath /according to the floor plans.
- accessories: bathrobe, circle towel rail, toilet paper rail, toilet brush.
- upper and lower cupboard.
- electric boiler.

Living room/bedrooms:
- floor - laminated parquet;
- walls - latex paint;
- ceiling – latex paint;
- air-conditioning (winter-summer) in each room;
- PVC joinery with blinds and mosquito nets;

Kitchen box:
- floor – terracotta;
- walls – latex paint;
- ceiling - latex paint;

Terrace:
- floor - granite-gres;
- walls – mineral paint;

MAINTENANCE FEE

Paid once a year and spent for:
- Maintenance of the territory of the complex;
- Maintenance of the common parts of the buildings;
- Maintenance of the swimming pool;
- Maintenance of the green area of the complex;
- Year round security;
- Cleaning of the swimming pool;
- Electric lighting of the common territories;
- Electric lighting of the common parts of the building.

The fee is in amount of 5.70 Euro per square meter per year + VAT 20% with the following discounts:
- 4, 75 EURO per square meter for each apartment a year + VAT 20% – for advance payment for three years;
- 4, 00 EURO per square meter for each apartment a year + VAT 20% – for advance payment for five years.

By wish of the owners, on additional payment the following services can be provided:

- cleaning and ventilation of the apartments all year round;
- repairs of the apartments;
- payment of the overhead expenses for the apartments, such as taxes, electricity, water etc.;
- rent-a-car;
- furnishing of the apartments;
- cleaning the tennis court – football field;

The complex will be built for the summer season of 2005.

HOW TO RESERVE AN APARTMENT?
You can reserve this property through us for one week by transferring 500 euro to our bank account. We will immediately pay the sum to the seller and he will take the property off the market. This amount will be deducted from the purchase price of the property when a Preliminary Purchase Agreement is signed with the seller.
