The property is located in the Pamporovo ski resort, Bulgaria. It lies on the road to the town of Shiroka Laka and within 250 meters of the valley-stations of two gondola lifts. The building ground, on which the complex is situated, faces south-east with a magnificent view to the ski runs and Snejanka peak. Across the plot runs a small stream that gives the name of the vacation complex and will represent a part of the project's park zone. Ideal for holiday letting during both the ski season and summer holidays.

The property will offer the highest standard in ski resort accommodation in Pamporovo with a wealth of facilities including wellness centre & spa plus a restaurant and bar. The resort will consist of 70 fully furnished luxury apartments and use of all the facilities and services. Our vision when planning the property was to keep with the traditional Bulgarian design while at the same time offering the benefits of modern and comfortable living. When you buy an apartment in complex you buy into a special piece of Pamporovo paradise.

The complex will host a wealth of facilities including reception with lobby bar, restaurant, swimming pool, Wellness & Spa Centre to cater for the 70 Fully Furnished Apartments. The apartments will consist of studios ranging from 32 square meters to two-bedroom apartments up to 110 square meters (see Floor Plans). The resort also offers easy access parking holding up to 25 cars both at the front of the resort and at the rear.

The resort lies in an incredibly scenic nature reserve which hosts some of Bulgaria's most beautiful greenery and wildlife. This surrounding offers unrivalled views along with the pine forests, mountains and the stream.

Owners and the guests can also benefit from the wonderful landscaped gardens with sheltered barbecues and an open-air kindergarten.

All of the apartments will be completely furnished and ready for use by the owners or for renting.

NEWS from December 2006 - We are pleased to inform you that in the course of construction works, opportunity occurred to utilize some underground spaces and add new facilities to complex. The wellness and sport center expanded from 350 to 450 m, including the indoor pool. It will be designed as a modern wellness center, offering variety of services and activities for ultimate relaxation of the owners and the guests. Spacious game room, conference hall and beauty salon were added as well. These new facilities will not only provide more entertainment for the owners and the guests, they will also open new opportunities for corporate stays. There are therefore new floor plans for Levels A, B, C and D. The changes are ONLY in the added facilities like additional premises for the spa center, conference room, etc. Levels E, F, G. GM remain the same. Please, note that changes do not refer to the apartments.

Payment structure
All prices include VAT.

- 30% (thirty percent) of the total price after signing the preliminary agreement.
- 40% (fourty percent) of the total price due on completion of the complex and issuing of Act 15
- 30% (thirty percent) of the total price due on issuing of Certificate of Use.

Alternative payment plan - 5% Discount on the total purchase price:
- 60% on signing of Preliminary Agreement
- 30% after completion and issuing of Act 15 (expected end of November 2007)
- 10% on issuing the Certificate of Use of the Complex (latest May 2008)

Rental Management
The complex is delighted to have signed a contract for the Rental Management of the full development after its completion.
the rental company will be running various advertising campaigns such as local and international advertisements in the press and travel media, internet advertising through our website and our affiliated network. The rental manager has teamed up with some of the leading local and international tour operators and travel agents promoting the complex, which will guarantee the highest possible occupancy, giving you a good return on your investment.

Rental Management
1. On-site management & maintenance service - including the following:
• Organization of the internal order in the Building and the common parts;
• Technical maintenance of the common installations and equipment;
• Organizing outside security of the Complex;
• Organizing sanitary-hygiene service of the Complex and the common parts of the Building;
• Twenty-four-hour reception - meeting, check in and check out of the guests, all-stay-long assistance;
• Linen and towels change, apartment cleaning and supplies replenish;
• Assistance with the payment of the current bills for the development, all of the required tourist fees and tourist insurances;
• Assistance with the payment of the personal tax duties;

2. Payment and Reporting
• The total money flow is calculated for all apartments at the complex. The amount of all costs made and due for the payment of water, electricity, insurance, resort fee etc. shall be deducted from the total amount.
• Payments to apartment owners are executed every three months - the fees and reasonable expenses or liabilities incurred to reinstate the property to a condition appropriate to re-let the premises at its advertised standard are deducted from the amount;
• Afterwards the amount corresponding to a particular apartment which should be forwarded, is calculated on apartment type basis (studio, single-bed or double-bed apartment) depending on the apartment area;
• Payments are executed to the owner's bank account in Bulgaria or abroad;
• Management report - detailed report on the occupancy and the money flow shall be issued and sent upon execution of a payment.

3. Rental Fees and Commissions:
• Maintenance fee - 7 EUR/sq. m (without the 20% VAT) yearly;
• Rental success fee - 15 % of the total rental income after the 4th year.

ENERGY EFFICIENCY PROGRAM
As a result of the additional investments and of the involvement of a specialized in the area of energy efficiency (EE) consulting company we managed to effect high energy efficiency indices for the complex. The adoption of the latest heating methods using ecological and in the same time cheap fuel - wooden waste - will bring advantages to the owners of the building. Advantages as a decrease of the heating-related costs by up to 50% in comparison with the figures, corresponding to the commonly used electricity, clean and effective heating method, tax exemptions etc.

Under the Bulgarian legislation the buildings with high energy efficiency are granted Class A Certificate. Once this Certificate is acquired the owners of the building are exempt from local tax - so called tax on buildings - for a period of 10 years. The specialized consulting company we have been working with on the project is licensed perform audits and to certify buildings under the Bulgarian Energy Efficiency Law. Our co-operation shall exceed in time throughout the construction of the building and the finishing works until its putting into operation. After the building is fully constructed we shall proceed to work together in order to ensure all feasible technological solutions required for cutting down on the energy consumptions and costs.

The energy efficiency audits are aimed to identify the opportunities for reducing of energy consumption. They serve to determine the energy demand, the energy utility level and management practices, the level of meeting the energy efficiency standards, the economy of heat and heat storage in the facilities. The main idea of these audits is to find out for the consumers ways of improving their energy efficiency and to offer measures for its increase and for environmental protection.

The wooden wastes include scrap lumber, pallets, sawdust, tree stumps, branches, and twigs. They can be easily supplied through the sustainable forest management practices in the region and from the local wood industry and woodworking.

We are expecting to reduce the cost for heating the building and the hot water from EUR 500 to EUR 1000 per apartment per season. Additional savings are expected from the local taxes for the period of 10 years. All these will increase the return from the investment with about 2% annually.

All apartments in property will come fully furnished to the highest standard recommended by some of the leading rental companies in the industry. All furniture packs will include TV, Music System, Kitchen Appliances including cutlery and electrical items. Sheets, bed linens and towels will also be included in the packs.
Property owners will be able to choose from a selection of two style of furniture, with different colors and materials.

HOW TO RESERVE AN APARTMENT?
You can reserve this property through us for two weeks by transferring 1000 euro to our bank account. We will immediately pay the sum to the seller and he will take the property off the market.
